〈房产〉国泰房地产指数：开价小幅下跌议价率缩减 Q2推案及成交都增温

国泰建设 (2501-TW) 今 (24) 日公布 2026 年第二季国泰房地产指数，相较上一季为价稳量增，短期有回温现象；相较去年同季则为价稳量缩。相较上一季，本季开价小幅下跌，议价率小幅缩减，成交价维持稳定；推案量增加，成交量大幅增加，销售率小幅增加。2026 年第二季量能虽有回升，但仍处历史偏低水准，全台房市处于整理格局。
国泰房地产指数指出， 2026 年第二季新推个案数共 152 件，推案户数计有 1 万 2,827 户，较上季上升、较去年同期下降。总推案金额为 2,899 亿元，较上季上升、较去年同季下降；主力总价为 2,270 万元，较上季下降、较去年同季上升。
同时，就全台各主要都会区而言，新竹县市与台中市的第二季推案量双双呈现季增、年增，其中以新竹县市第二季推案户数 1005 户，推案量季增 1.47 倍，年增 4.34 倍的表现最为耀眼。
国泰房地产指数指出，2026 年受惠 AI 需求强劲，带动经济高度成长，央行上调全年经济成长率预测至 9.45%，但考量全球不确定性与中东冲突风险，利率维持不变。房市方面，台湾央行维持信用管制政策，然股市资金是否回流房市并助房市表现尚待观察。
国泰房地产指数指出，进一步观察各地区表现，相较上一季，各区成交价格分歧，台北、新竹、高雄价格续强，台中表现相对较弱；成交量则普遍回升，其中以双北及新竹增幅最为显著。相较去年同季，成交价除台中下跌外，其余都市呈稳定或上涨；成交量除新竹县市大幅成长外，其余都市普遍减少。
而从四季移动趋势观察，各地区在 2026 年第二季成交价仍大幅超越 2013-2015 年波段高点，除台中市自前两季高点小幅下滑外，价格普遍维持高档或缓和上升；近一年成交量除新竹县市出现小幅回升外，其余地区普遍明显急速量缩。2026 年第二季，相较上一季为价稳量增，成交量明显回升；而相较去年同季，为价稳量缩。预售屋价格仍维持一定水准，显现仍有刚性需求支撑，2026 年第二季量能虽有回升，但仍处历史偏低水准，全台房市处于整理格局。
